When people buy a house, they make a huge financial decision based on how they FEEL when in your home. Can they imagine themselves living there? Can they see their future holidays spent there? Family gatherings? Does the house feel good? Relaxing? Your job is to create a space where they can imagine all of these things. Staging is really marketing. The better you market your house to sell, the faster it will sell, and you will see a better return on investment.

SERIES: 01 HOME STAGING BATHROOM ESSENTIALS

Bathrooms are, without a doubt, personal. They keep the things we tend to tuck away from the main living space. When we prepare our house for pictures or showings, we need to remove the personalization. We want people to see a fresh, clean, neutral space—almost spa-like—a blank canvas—one they can visualize relaxing in. 

The three most important steps in achieving this goal:

1.

CLEAN and Freshen

I mean really clean, DEEP clean, scrub. You want your bathroom sparkling and smelling fresh, too. If your bathroom is dark, this may be a time to consider adding a fresh coat of paint. If so, stick with light colors—whites or other pale neutrals.

2.

DE-PERSONALIZE and remove all of the bathroom ‘things

Take down and back away personal decor and hygiene items. Remove your toothbrush, shampoos, and soaps. Kids bath toys or potty? Move them. Then, hide the bathroom ”things”—put away the plunger, the toilet bowl scrub, and the trash bin. The goal is to create a sanctuary. Put away your personal towels. Tuck away your bathmat. It will open the space up.  It will probably feel empty to you, but I promise, this is what we are going for. You are creating a blank canvas where buyers can imagine their personalization and style.

3.

STAGE

Bath and Counter: Set out white towels like these https://amzn.to/3YgoKsI .Put them by the tub, in a basket perhaps, or on the sink. Don’t actually use these. These are for display, at least until you've sold your house. (your everyday personal towels are tucked away, remember?). 

On the counter,  I like to use a little tray to organize items such as these glass and bamboo apothecary jars https://amzn.to/46kPF8t (think a group of three). Greenery adds a touch of color and an organic element. Orchids look great in the bathroom, as does eucalyptus like this https://amzn.to/4ddUP8z . Put out  a fresh new hand soap in a dark bottle like this Muse Apothecary Hand Ritual soap
